Show Cause Information

Due to the Covid-19 pandemic, the Show Cause Hearings typically held in January will not be held on the 8th floor at 400 Monroe St., Detroit, MI 48226. For the safety of taxpayers and staff of the Wayne County Treasurer's Office, the Show Cause Hearings will not be held in person, but will be held remotely by telephone with a scheduled appointment from January 5, 2021 through February 5, 2021.

If you are facing foreclosure in 2021 and your tax issue does not fall into one of the categories below, you are urged to get into a payment plan as soon as possible or seek assistance and not wait until the Show Cause Hearings (see Payment Plan Information and Community Assistance below).

(a) No law authorizes the tax.
(b) The person appointed to decide whether a tax will be levied under a law of this state acted without jurisdiction, or did not impose the tax in question.
(c) The property was exempt from the tax in question, or the tax was not legally levied.
(d) The tax has been paid within the time limited by law for payment or redemption.
(e) The tax was assessed fraudulently.
(f) The description of the property used in the assessment was so indefinite or erroneous that the forfeiture was void.
(g) The owner of property subject to foreclosure is a minor heir or is incompetent.

If your tax issue falls into one of the categories above and you want to request a Show Cause Hearing:

  • Click on the link below to make an appointment for a remote hearing by phone.
  • Then, click on "Let's Go" to be forwarded to the appointment page.
  • Choose the "Show Cause Hearing" option.
  • Select the date and time that you will be available for one of our staff members to call you to discuss your taxes
  • Fill out the rest of the requested information on the form and click on the Complete Appointment button.

Please make yourself available to receive a call from 15 minutes before your appointment time to 15 minutes after. If you are not contacted immediately, please be patient as our staff members may be ahead or behind in making the scheduled calls.

Payment Plan Information

Most taxpayers who are assisted at the annual Show Cause Hearings only need to enter into a payment plan. To get more information or to enter into a payment plan online, click on the "Payment Plans" Link below. You can also enter into a payment plan by visiting our office. In person payment plans are available by appointment only and a mask or face covering is required to visit our office.

To make an appointment to visit our office for a payment plan or to get re-instated:

  • Click on the "Make an Appointment" link below.
  • Then click on "Let's Go" to be forwarded to the appointment page,
  • Choose Pay Property Taxes/Payment Plans as your appointment type.
  • Choose the date and time for your appointment.
  • Fill out the rest of the requested information on the form and click on the Complete Appointment button.
